Best Time to Sell a House in Prince George's County (Part 16 of 30: The Prince George's County Answer Guide)

This is Part 16 of The Prince George's County Answer Guide from Donnell Williams Jr. and DMV Prime Properties, a 30-part series answering the questions buyers, sellers, and people relocating are actually searching about Prince George's County, Maryland.

‍

The best time to sell a house in Prince George's County is usually spring, when local data shows the fastest sales and the strongest sale-to-list ratios. Spring is not the only good window, though. A well-priced, well-prepared home can sell in fall or winter, when fewer competing listings come on the market and the buyers who are active tend to be serious.

Key Takeaways

  • Spring is the strongest season in Prince George's County. Median days on market fell to 36 in April and May 2026, compared with 54 in December 2025 and January 2026 (Realtor.com data via FRED).
  • Realtor.com named April 12 to 18 as the best week to list nationally in 2026, based on spring seasons from 2018 to 2025.
  • Inventory is the bigger story in 2026. Active listings in the county reached 2,101 in August 2026, up from 1,851 in September 2025 (Realtor.com via FRED).
  • Fall and winter bring fewer new listings and fewer showings, but also less competition for the buyers who are still shopping.
  • Your personal timing (next home, job, family, equity) often matters more than the calendar.

What is the best time to sell a house in Prince George's County?

Seasonal data points to spring. According to Realtor.com market data published through the Federal Reserve Bank of St. Louis (FRED), the median days on market in Prince George's County followed a clear yearly pattern over the last two years. Homes sold fastest in early spring and slowest in midwinter.

‍

Month Median days on market (PG County)
March 2025 29
June 2025 33
September 2025 43
December 2025 54
January 2026 54

June 2026 40
August 2026 46

‍

The same pattern shows up in the Bright MLS figures that the Prince George's County Association of REALTORS (PGCAR) publishes each month. According to the PGCAR April 2026 Market Watch, sellers received 98.3% of list price, and 33.5% of homes went under contract within 10 days. In February 2026, the PGCAR Market Insight report showed an average sold-to-list ratio of 97.4% and an average of 49 days on market.

‍

Put simply: spring buyers move faster and negotiate less.

What does Realtor.com say about the best week to list?

Realtor.com's 2026 best time to sell report, as covered by National Mortgage News on March 19, 2026, named April 12 to 18 as the best week to list nationally. In that week, listings historically drew about 16.7% more views than an average week, sold about 17% faster, and saw about 18.9% fewer price cuts. That analysis is national, and local pricing still decides how any single home performs.

Is fall a good time to sell a house in Prince George's County?

Fall can be a solid time to sell, especially in early fall. September and October still carry buyers who missed out in spring, buyers with year-end relocations, and buyers who want to be settled before the holidays.

‍

According to the PGCAR September 2025 Market Insight report, Prince George's County recorded 647 closed sales and a median sold price of $450,000 that month, with an average of 35 days on market and a 98.2% sold-to-list ratio. Those numbers are slower than spring, but they show a working market, not a frozen one. September 2026 looked similar: according to Bright MLS data for Prince George's County for September 2026, 580 homes sold at a median sold price of $450,000, with a median of 21 days on market.

‍

What changes in fall is competition. New listings tend to fall off as the year ends. Fewer sellers list in November and December, so a home that does come on the market faces a smaller field. The tradeoff is fewer buyers, more price reductions, and longer timelines.

What about selling in winter?

Winter is the slowest stretch. Realtor.com data via FRED shows median days on market at 54 in both December 2025 and January 2026, the highest readings of the past two years. Sellers who list in winter should plan for a longer timeline and price with that in mind.

‍

Winter does have upsides. Buyers who tour in January are often under a deadline (a lease ending, a new job, a military move to Joint Base Andrews).

How does 2026 inventory change the timing question?

In 2026, inventory matters more than the calendar. According to the PGCAR April 2026 Market Watch, active listings in Prince George's County reached 1,872, up 29.6% year over year, and months of supply rose to 2.9. Months of supply is the number of months it would take to sell every active listing at the current sales pace. A lower number favors sellers. A higher number gives buyers more choices and more room to negotiate.

‍

Realtor.com active listing counts on FRED show the build continued through summer:

‍

Month Active listings (PG County) Price-reduced listings
September 2025 1,851 738
January 2026 1,594 428
April 2026 1,787 572
June 2026 1,986 698
August 2026 2,101 760
September 2026 Not yet reported 840

‍

‍

Two facts stand out: there are more homes for sale than a year ago, and more sellers are cutting prices. Bright MLS showed about 1,843 active listings at the end of September 2026, and 233 listings expired during September without selling.

‍

For a seller, that means the "season" matters less than position. A home that is priced right, clean, and well marketed can still sell in any month. A home that is overpriced will sit in spring or fall. (See Part 17 of this series, "Why Isn't My House Selling in Prince George's County?")

Are prices still holding?

Median prices have stayed fairly steady. According to the PGCAR June 2026 Market Insight report (Bright MLS data via ShowingTime), the median sold price in Prince George's County was $460,000 in June 2026, up 1.4% from June 2025. The year-to-date median through June was $450,000, flat with 2025. This article does not predict where prices will go next.

When should you sell based on your own situation?

The calendar is only one input. In more than two decades in Prince George's County real estate, starting at Asset Realty in 2000, Donnell has seen that the best time to sell usually depends on the seller's own plan. Common factors include:

‍

  • Your next home. If you are buying again, it helps to line up both moves. Some sellers list in late winter so they can buy in spring.
  • Your equity and costs. A net sheet shows what you would walk away with after payoff, commission, transfer and recordation taxes, and other closing costs. (See Part 12 of this series on how much it costs to sell a house in Maryland.)
  • Job and life timing. A new job, a military move, retirement, or a growing family can set the date for you.
  • Condition of the home. A home that needs repairs may sell better after those repairs, even if that pushes the listing into fall.
  • Moving out of state. Maryland has specific withholding rules for nonresident sellers. (See Part 15 on selling a house in Maryland and moving out of state.)

‍

As a PMP-certified project manager, Donnell treats a listing like a project with a schedule: work backward from the date you need to be moved, then build in time for repairs, photos, marketing, showings, a contract period, and settlement.

How long does it take to sell a house in Prince George's County?

Plan on more than just days on market. Days on market measures the time from listing to contract. After that comes the contract-to-settlement period, which commonly runs 30 to 45 days for financed buyers.

A realistic timeline for a fall 2026 listing in Prince George's County looks like this:

‍

Step Typical time
Prep, repairs, staging, photos 2 to 4 weeks
On market to contract Median of 21 days for the 580 homes sold in September 2026 (Bright MLS)
Contract to settlement Often 30 to 45 days

‍

Does where you live in Prince George's County change the best time to sell?

Local submarkets move at different speeds. Homes near Metro stations such as New Carrollton, Downtown Largo, Branch Avenue, and College Park-UMD often draw commuter demand year round. Areas with newer construction, such as Westphalia near Upper Marlboro and parts of Brandywine along US-301, compete with builders who offer incentives in every season. Waterfront and larger-lot homes in Fort Washington, Accokeek, and along MD-210 can draw a smaller pool of buyers, so presentation and pricing matter even more.

‍

The best way to read your own submarket is to look at recent sales and active listings in your ZIP code, such as 20744 (Fort Washington), 20774 (Upper Marlboro), 20716 (Bowie), or 20613 (Brandywine).

Frequently Asked Questions

What month do houses sell fastest in Prince George's County?

Recent data points to spring. Realtor.com figures on FRED show median days on market as low as 29 in March and April 2025, and 36 in April and May 2026. Midwinter months were the slowest, with medians of 54 days in December 2025 and January 2026.

Should I wait until spring to sell my house?

Not always. Spring brings more buyers, but it also brings more competing listings. If your timeline, equity, and next home line up now, a well-priced fall or winter listing can work.

Is it bad to list a house during the holidays?

It is slower, not bad. Fewer buyers tour in late November and December, but the ones who do are often motivated.

Does higher inventory mean I should lower my price?

Higher inventory means buyers have more choices, so pricing needs to match recent sales, not last year's peak. A comparative market analysis based on current Bright MLS data is the best way to set a price for your specific home.

How much do home prices drop in winter?

Price changes month to month are small and vary by home. The PGCAR February 2026 report showed a $440,000 median sold price, compared with $460,000 in June 2026, but those figures reflect the mix of homes that sold, not a set winter discount.
